(Above that, on the 2nd floor, there is another flat that is currently being renovated and will soon be occupied, so another room will soon be available in this flat share). All floors are accessible via a staircase.<br>There is one bathroom and two shared rooms on each floor. On the ground floor there is a modern kitchen (new in 2022) with a large fridge, oven, dishwasher, microwave, toaster and kettle. There is also a small pantry. On the 1st floor, between the two shared rooms, there is a living room with sofas (1 of which can be folded out as a large sofa bed for visitors).<br>The 2 floors were renovated in mid-2022 and are therefore in very good condition: walls newly wallpapered or painted, new skirting boards, wooden floors refurbished (ground floor) or new high-quality laminate (1st floor) laid, new kitchen, new taps &amp; toilets in the bathroom etc. In the basement there is a laundry room with shared washing machine and tumble dryer (both purchased new in 2022).<br>There is fast internet from Telekom of over 250 mb\/s, which is used by everyone and billed separately.<br><br>Room:<br>The vacant room is approx. 13.5 m2 in size and is located on the 1st floor, right next to the communal living room. Two large windows let in plenty of natural light and offer a beautiful view of the Liboriberg (first car park after the Libori Gallery). The white walls and light-coloured laminate flooring give the room a particularly friendly and bright feel.<br>The room is currently furnished, and if desired, a takeover of the furniture can be arranged with the current flatmate:<br>- 140\u00d7200 bed with mattress<br>- Wall coat rack<br>- Kallax shelf<br>- Desk with chair<br>If you would like to bring your own furniture, this is of course also possible.<br>The photos of the furnished room are relatively recent and show approximately the current condition.<br><br>Location:<br>The shared flat is located within the city centre ring directly next to the Theodorianum. It is located in an old terraced house on the Jesuitenmauer, a small alleyway that runs between the Auld Triangle Irish Pub near the Liborigalerie and the Weekend Cocktailbar.<br>It's only a 2-3 minute walk to the town hall square. Just as close are a kiosk (at the Capitol), a bakery, snack bars, the Liborigalerie with UCI cinema, Decathlon, Rossmann etc. or the city centre in general.<br>The Paderquell area, one of the most beautiful places in Paderborn, is also just a 6-minute walk away. The city's bars, pubs and clubs are also all within easy walking distance. If you have a car, it is possible to buy a residents' parking permit from the city: Right on the doorstep is the Liboriberg, where you can park (parking zone P5, only \u20ac60 per year). Alternatively, you can reach the Rosentor bus stop in just a few minutes, which takes you directly to the university, Westerntor and the railway station. If you're travelling on foot, it won't take you much longer than 20 minutes to get to the university, Kaufland in the Riemekeviertel or the train station.<br>Nearby, on Warburgerstra\u00dfe, there is a supermarket where you can do your shopping (approx. 7 minutes' walk away).<br><br>Shared flat living:<br>I, Chris (30), have lived in the flat for 5 years and will soon be moving into the flat on the top floor (my room will be put online soon - approx. 17 square metres). One flatmate has finished her studies and is therefore moving out. The other flatmates are Isabel and Marcella - both are also staying in the flat share.<br>I would describe life in the shared flat as quiet and relaxed. Isabel is currently doing an apprenticeship. Marcella is currently studying to be a teacher at university. Everyone does their own thing. But we're not averse to doing things together. As 2 people are moving out now anyway, we'll find a new flat share \ud83d\ude42<br><br>Other:<br>Smoking is not permitted, and a separate contract is concluded with the landlord to ensure that tenants and guests do not smoke in the flat.<br>The basic rent is \u20ac295, plus approx. \u20ac145 service charges (running costs, gas, electricity, water, heating etc.), \u20ac15 internet and approx. \u20ac5 GEZ licence fee (unless you are exempt from this through Baf\u00f6g). So about 460\u20ac in total. Back or additional payments for electricity \/ water \/ gas are of course possible, please bear this in mind.
